Permit
Expect a building permit

The median home in Ware was built in 1960; there are 4,843 of them. The rules below decide how much of the old roof has to come off and what goes under the new one.
New Roofing Costs connects homeowners with independent local roofing contractors. We do not perform roofing work.
This number connects homeowners who are planning a new roof or a full roof replacement with independent local roofing contractors. It is not for leak repairs or patch jobs. The call must come from the homeowner who decides on the roof. Calls may be recorded.

Ice barrier
There is no local exception: the state table says “yes.” It runs from the eave to 24 inches inside the exterior wall, more on steep roofs (IRC R905.1.2); check that the quote lists it.

Wind and snow
Ware’s code design values are a 115 mph ultimate design wind speed and a 40 psf ground snow load (35 psf minimum flat-roof snow load). At that wind speed the code calls for asphalt shingles labeled ASTM D7158 Class D, G or H (Table R905.2.4.1).

72% of the occupied homes in Ware are lived in by their owners: 3,210 households, the people this line is for. Counting by decade, 37% before 1940, 50% before 1960, 71% before 1980 of the housing was in place, and 15% dates from 2000 on. (ACS 2020–2024.)
The housing is 57% detached houses, 5% attached single-family houses (rowhouses, twins and townhouses), 27% buildings of two to four units, 5% manufactured homes.
Older houses hide their history: ask the contractor to confirm the deck (board or sheet) and every layer above it before pricing, because slate or two layers mean a full tear-off.
Of the 16 Hampshire County municipalities on this site, Ware has the 5th largest share of homes built before 1980: 71%, against a county range of 42% to 73%.
