What a New Roof Costs in Florida
Nobody can price a roof without measuring it, and no public source gives a Florida price. What the code adds to a replacement here, what the permit costs, and the figures public records do give, are below.
New Roofing Costs connects homeowners with independent local roofing contractors. We do not perform roofing work.
This number connects homeowners who are planning a new roof or a full roof replacement with independent local roofing contractors. It is not for leak repairs or patch jobs. The call must come from the homeowner who decides on the roof. Calls may be recorded.
What public records say
No open data source in Florida publishes what homeowners pay for a new roof. Price ranges on other sites for towns here are modeled from national averages, which is why two of them can disagree by thousands of dollars for the same town. This site does not print a price it cannot source; the written estimate from a contractor who has measured the roof is the number that counts.
What moves the price in Florida
01 · Tear-off or recover
Florida’s existing-building code requires a tear-off to the deck where the old covering is water-soaked or deteriorated, where it is wood shake, slate, clay, cement or asbestos-cement tile, or where the roof already has two or more layers (FBC Existing Building 706.3).
02 · The deck under the shingles
Rotted or damaged sheathing found at tear-off is replaced by the sheet. Ask how the quote prices it: per sheet, or included up to a number of sheets.
03 · Underlayment
On asphalt shingles at a slope from 2:12 up to 4:12, the code requires a double layer of underlayment (IRC R905.2.2); low-pitched roofs cost more to cover for that reason.
04 · Older Florida houses
If your site-built single-family home was permitted before the Florida Building Code took effect (March 1, 2002), a full roof replacement must include a secondary water barrier and re-nailing of the roof deck: at least two 8d nails per rafter, a nail counting as 8d if it is at least 0.113 inch thick and 2¼ inches long (Fla. Stat. § 553.844(3); FBC Existing Building 706.7).
05 · Roof-to-wall connections
For such a home in the wind-borne debris region with an insured or appraised value of $300,000 or more, the roof-to-wall connections are improved as well, up to 15 percent of the reroofing cost (§ 553.844(3)(b); FBC Existing Building 706.8).
06 · Broward: the HVHZ
Broward County is in the High-Velocity Hurricane Zone (FBC Building, Chapter 2). Every roofing product needs a current product approval (§ 1512.2.1), and the contractor goes through a required owner’s notification with you, which you initial (§ 1524), including that the existing wood deck may have to be re-nailed.
07 · The 25 percent rule
Florida limits partial work: if more than 25 percent of a roof or roof section is redone in 12 months, the whole roof or section has to meet the current code. Roofs built or replaced under the 2007 Florida Building Code or later are exempt; only the new part must meet the code in effect (FBC Existing Building 706.1.1; Fla. Stat. § 553.844(5)).
08 · Permit
The Florida Building Code’s list of work exempt from a permit has no building items at all (FBC Building § 105.2), so a reroof is permitted through the city or county building department.
09 · Material
HUD’s useful-life table gives asphalt shingles 20 years, metal 50, slate 75, clay or concrete tile 60 and EPDM or TPO 15. The spread in price between materials is wider than any other line on a quote.
10 · Access and the house
Stories, pitch, dormers and skylights, and on rowhouses the party walls and the way up, all add labor. Ask the contractor to list them.
Floor area is not roof area
A 2,000-square-foot house does not have a 2,000-square-foot roof. Pitch, overhangs, a second story over part of the house, porches and dormers all change it, which is why a contractor measures before quoting.
Tax credit and payment
The federal energy-efficient home improvement credit (25C) does not list roofs, and it ended for property placed in service after December 31, 2025 (IRS). If a contractor offers to arrange payment over time, get the APR and the total cost in writing before you sign.
